Phase I Environmental Assessment

Goals

  1. Evaluate the historical usage of the property and determine the level of inquiry for the Phase II Environmental Assessment (sampling and lab analysis).
  2. Identify areas on or adjacent to the property where hazardous substance discharges occurred or may have occurred.
  3. Determine what types of investigation and sampling should be included in the Phase II Environmental Assessment, and verify whether the property is contaminated.
  4. Activities conducted during Phase I

    1. Collect basic physical basic physical information about the property: location, size, prominent features, geology, physical geography, and environmental setting.

    2. Collect historical information, by examining documents and interviewing relevant people, for the target property and any adjacent properties: ownership history, past and present operations, products and wastes handled at the property, location of product/waste storage and disposal areas, and past environmental investigations and cleanups.

    3. Inspect the property to verify and supplement information obtained through the records reviews and evaluate potential Phase II environmental assessment sampling areas.

  5. Prepare an assessment report.

Phase II Environmental Assessment

Goals

1. Test the soil, water, and/or air on the property

2. Determine cleanup options.

Activities conducted during Phase II

1. Create accurate maps showing all areas of concern identified in the Phase I Environmental Assessment as well as proposed sampling locations in those areas.

2. Identify analytical parameters (such as chemical analysis) for each sampling location.

3. Describe the rationale for selecting each sampling location and the analytical parameters for each sample.

4. Describe the sampling protocol and analytical methods to be used.

5. Describe the quality assurance/quality control measures to be taken.
